*Condo Unit or House and Lot?

  • sa mga Preselling na Condo Unit, may mga model unit yan na pwede puntahan ng mga clients and most of the time Virtual tour na, lalo na ngayon pandemic at electronic payments na din
  • ung pinsan ko bumili dati ng condo ang ginawa nya nakihati sha dun sa commission nung broker. kung baga ang sabi nya: "sayo ako bibili pero akin na ung 2.5% or else sa ibang agent nalang ako"

    ibang broker/agents ang ino-offer minsan FREE 55" LEDTV or Ref or any appliances para makabenta ng unit sa client

    ang iba mag-counter offer pa yan or pagtalikod ng agent, susulutin ng ibang agent

  • ^ Mga foreclosed properties pero pure condo. Nung 2008 market crash dami rin nila nabili properties ng Lehman Brothers dito sa Pinas.

  • Buy and Sale and Leasing. Complete kasi ginawa naming system kaya ok yung flow and smooth yung business. Sales and Marketing nalang ang need to strengthen para ma sold out and fully occupied yung mga buildings. I'm not sure about the turnover pero usually if bank financing less than 1 year yun.
  • Leasing:
    - your boss leased the unit then have it rented by clients?
    - or your clients leased the condo unit? (rental business)

    Buy and Sell:
    - your boss buy Preselling unit?...then Sell (Condo Flipping)
    - your boss buy RFO unit?...then Sell (Condo Flipping)
    - your boss buy foreclosed unit...then Sell (Condo Flipping)
  • ^ If flipping, I would buy foreclosed units. mas mura yun. mas mura ang pre-selling pero matagal mong aantayin ang turnover plus may additional renovation pang gagawin para ma lease mo ang units.
    foreclosed units baka narenovate na ang previous owners. mga excited kasi usually mga 1st time buyers kaya renovate kagad. marami akong kaibigan na bumili ng condo unit, halos 500k-1m ang ginagastos para sa renovation after turnover. sabi ko WTF, may 1m kayo tapos naka loan ang pambayad sa condo sa mga banks.
  • guys, may question lng ako currently naka loan sa bank ung condo ng kinuha namin. may idea ba kayo kng puwede ma transfer sa pag-ibig ung loan? ano kayang process ang gagawin?

    i think hinde na pwede dahil binding na ang Bank Loan mo, kung wala pa sana kayo Loan Take out from the bank pwede nyo i-apply sa Pag-ibig, that is kung accredited din sa Pag-ibig ang Developer ng Condo nyo

    Pwede yan sir, Home Loan Refinancing ang tawag

    Parang ang mangyayari jan, ifu-fully pay mo yung first loan mo by paying the principal amount, ang ipa-pangbayad mo is yung loan take out from the new bank (or pagibig in this case)

    Take note lang na kakailanganin mo magbayad uli ng processing fee, kaya assess mo mabuti kung worth it ilipat yung loan mo

    Maraming gumagawa nyan, especially if yung interest ng bank biglang lumobo the following year

    pero icocover ba ng Pagibig yung full loan amount? Parang hindi. Siguro pag malaki na ang nabawas mo sa original bank loan amount mo.

    quite possible pa rin naman sir

    nakapag DP naman na sya, usually 20% to 30% sa mga condo, plus yung nabayad pa nya na monthly amort
    and iirc, you can loan upto 6M or 90% of appraised value sa pagibig

    anyway, best pa rin to inquire mismo sa pagibig

    Tsk. pero wala naman sila notification that it will be delayed. kami pa nagtanong. tsk.

    May laban pa kaya to if iffile sa HLURB? haha if wala, itutuloy ko na lang siguro muna then sell na lang after TO.

  • ^ yep, marami nang ganyang mga reasons ang gamit. which is justifiable IMHO.
  • 1 year paid namin Sir yung equity. so ipapasok na siya sa bank loan dapat.. though, nung tumawag kami sa developer delayed daw TO to March 2021. Pero supossedly sa contract ay December 2020 ang TO.

    We ask if pwede refund na lang kasi delayed ung TO, mag hahanap na lang sana kami ng RFO unit and use the money from the equity.

    Sabi nila force majeur due to ECQ daw kaya delayed.

    sayang din kasi yun, gamitin nyo na lang yung difference at umupa kayo ng aprtment temporarily. baka less pa rin yun ng increase sa cost ng RFO unit.

    problem is the 1 year delay ay hindi pa umaandar kasi under quarantine pa ang buong PH. hirap pang gumalaw ang mga empleyado at company. eh most construction workers ay hindi naman galing MM, galing mga provinces yan, maraming hindi na nakabalik.

    appreciation in value only enters the equation when you are selling your unit.
