*Condo Unit or House and Lot?

    Pero yung BDO na yun is High School pa ako nandun na yun (around 2008/2009 sa pagkakatanda ko), hindi naman ganyan nag build up dati.

    Check mo yun preselling ng leaf residence sa may susana. Nandun yun mga ahente nila sa sm tunasan.

  • mga sir, question lang. What's the most diplomatic way of saying to your neighbor, sobrang ingay ng mga aso nyo. As in maingay masakit na sa ulo, pati mga bata di maka tulog. Ayaw ko ron pag sabihan ayaw ko pumangit relasyon, kapitbahay pa naman. Sa barangay naman ayaw pumayag anonymous report. Dalawang asong kahol ng kahol night and day.
  • ^ kahit ano gawin mo, nasa sa kanila if they'll take it against them. Pero you could say it politely and in a nice way naman. Pero as usual, kahit sabihin mo yan, maaaring wala pa rin silang magawang aksyon. Minsan ito yung mga bagay na kailangan natin tiisin. Kung di sila gagawa paraan, baka tayo dapat mag adjust.

  • Yung bahay namin sa Cabanatuan, out of the Blue i just thought of renting it out since hindi pa naman namin talaga titirhan for good since both me and wifey are still based here in SG. So I posted last week sa OLX and voila after 5 days, of all the inquiries received, someone already deposited their reservation. And I have it rented out for P28K/mo. Not bad. So we already have all in all 3 Passive Income. The condo (P25K/mo), Small commercial space for rent (flower shop - P5k/mo) and now our house and Lot (P28K/mo). That's around P58K/mo of Passive income. This is what I call make the money work for you...All our investments paid off as of now...Less na ang Liability...only monthly dues, taxes etc. But the income it gives is more than the expense and it's good. Thank you Lord.

    iirc, may mga anak din kasi si sir athlon na naiwan dito sa Pinas
    so it's a toss up between having more money or being with your family

    beside, hindi naman matic na pag umuwi sya, tigil na sya mag work
    marami pa rin namang mga company na kayang magbigay ng malaki sa pinas, probably hindi lang kasing laki sa SG

    lol, bigla akong naging serious. hehehe
    feel ko lang yung pain na malayo sa family, kahit wala akong personal experience
    although marami na akong ni-turn down na opportunities makapag work abroad kasi ayaw kong iwan yung family ko
  • ^ tried it once, to work in another country. not so bad really. the 1st few days/weeks ay mahirap. pero dahil sa fb, messenger ay parang kasama mo na sila.
    yung first few weeks ay panay video calls kami, then after a month or so, messenger na lang. hanggang naging weekends na lang. hehehe

    guam lang ako nag work for a year or so.

    Yup, i have my small kids in Pinas, kaya I'm still taking the opportunity habang maliliit pa sila, at dahil pag lumaki na sila, mas kailangan na nila ng direct parents guidance...Besides we got to go back naman every now and then kaya medyo attached na rin sa amin mga kiddos, and with the technology na araw araw namin silla nakaka usap. Although I must say iba pa rin ang experience kapag kasama sila for good. Kaya naman may Timeline din ako dito sa SG, hindi naman sa nagpapayaman ako, Nag sisigurado lang ako na bago ako umuwi eh may sapat na bala na ako at fallback pagbalik.

    Marami akong kilala na mga ilang taon na nag-abroad at nang umuwi, wala na ngang na-invest, wala nang naipon at ang masakit, may utang pa nung Umuwi ng Pinas...

    Nagopen na yun phase 3 so madami pang units sa TV. Di ko pa nga nacheck kung tapos na yun phase 2. Di kasi pwede pasukin yun area last january.
    Wala ko update dun sa agent pag tinatanong ko walang balita. Out of manila pa naman ako matagal. May update ba yun iba dyan? :D

    balak ko sana idaan sa pag ibig. para kung sakali matuloy man ay my pampagawa pa ako kasi yung bahay bare unit lang. wala pa syang gate at division sa 2nd floor. hindi sya na tirhan ng may ari. corner unit 70sqm lot at floor area ay mga 50+sqm siguro. benta nia sakin ng 1.5m natawaran ko hangang 1.350m
    sa marilao bulacan po ung unit.

    minimum 20% jan, mangagaling sa bulsa mo para ipangbayad diretso sa seller
    processing fee ng loan tapos processing ng paglipat ng title, kailangan mo rin sagutin

    dapat meron kang nakahanda na around 350k jan para mapurchase yung property
    unless na lang siguro kung dadayain nyo yung papers like yung proce sa deed of sale

    yes, diretso yun kay seller. bayad na si seller kaya yung babayaran mo na si pagibig.

    transfer certificate of title (original), mas okay if meron na ring certified true copy
    Tax Declaration / Tax Clearance
    Copy ng mga recent IDs ng owner

    kung private subdivision, hingi ka na rin ng statement of account nila sa homeowners, to be sure na wala silang malaking utang sa assoc dues

    baka may nakalimutan pa ako, search ka na lang sa mga property sites like lamudi, may mga article naman sila na ganyan
    and since pag-ibig loan naman, i'm sure may checklist din sila dun ng mga documents

    pwede nyo kasing pagusapan ni seller na taasan yung contract price na nakalagay sa deed of sale, para yung ibibigay ni pag-ibig na pera, halos sakto na sa full price ng binibili nyong lupa, hindi mo na kailangan maglabas ng pera pang down/ equity

    note lang na depende pa rin to sa magiging assessment ng pag-ibig sa value ng property
    and lahat ng processing fee magtataasan din pag mas malaki yung loan amount
