House for Sale Rates - Need Advice

  Guys patulong for some advice regarding rates ng bentahan ng house.
  
  We have a house in Baclaran near domestic airport. It has three floors. Floor area is approximately 98-100 sq. m. Ground floor has 2 rooms and a separate bathroom and restroom plus kitchen. Second floor has 4 bedrooms with 3 rooms air-conditioned. Third floor has an airconditioned master's bedroom, big living room, kitchen and 1 bathroom/restroom combined. A terrace is present on both 2nd and 3rd floor. We also have an internet shop business located 30 meters from the house with 21 PC + server (diskless) that has a gross income of 50 to 60K+ a month (wala pa aircon yan, could be higher if we add AC), but we lease the lot for only 2K monthly for 1.6 more years and 4K monthly for extra 2 years. We plan to sell the house plus the internet shop business as package. We plan to relocate to buy and lot and build a house in Dongalo near the school of my children for convenience.
  
  Any advice for rates? Thanks in advance.
