  • Tanong ko lang po if magkano po ang magagastos sa occupancy permit at magpapermanent connection ng Meralco?

    Minimal cost lang to sir, sorry di ko mahanap yung receipt ko pero wala akong maalala na binayarang malaki for this

    Basta sinunod mo lang yung bldg code, wala kang magiging problema, may inspection kasi to sa fire department sa pagkakatanda ko

    Yung meralco, sa tanda ko makaka-reimburse kapa jan to convert from commercial to residential connection

    Tsaka, okay lang ba magmove-in na ko bukas?

    Di ka na papa feng shui sir? Hehe

    Thanks you sa response sir. Sana e okay makausap ko sa munisipyo at di na humingi ng padulas. Binanggit kasi nung site supervisor abot daw 30k mag pa permanent dahil ililipat yung pwesto ng metro. Di ko magets pano magmamahal dahil mukang okay na naman yung current na pwesto.

    Reg feng shui, di na sir. Di rin ako mapamahiin pero misis ko niready na yung bigas asukal at asin.

  • In the first place pinag-aralan mo dapat yun plano bago kayo nagka-pirmahan sa kontrata, para kung meron ka ayaw sa design pwede mo agad ito mabago, ikaw pa rin masusunod sa gusto mo, pero dagdag trabaho para sa Structural Engineer at Architect kung pabago-bago kayo ng esep at minsan maling pananaw kung ideal or proper ba ang structural design...

    OK lang maging skeptic lalo na kung wala tayo alam pagdating sa Engineering works, but you have to communicate well with your contractor para ma-educate din at malaman kung tama ba gawa nila, consult other engineers, kaya ang iba kumukuha ng consultant para tiga tingin kung tama ba ginagawa ng contractor nyo...

    Thanks. I guess its partially my fault that i didnt look at the structural closely. To be honest i just saw that some columns on the second floor are a darker shade while the others were a lighter shade, didn’t know that darker ones represented columns from the ground floor and lighter ones are planted columns, i thought it was just the printing. =D

    Magkaibang grupo yung architect/engineers and the contractor. Both have separate contracts. The architect/ engineers will also inspect the structure if the specs were followed everytime magbubuhos yung contractor. The contractor won’t start without the engineer signing off on it.

    I’m happy with the design architecturally, it almost took a year to finalize and its really what we wanted (no odd shape rooms and equal sizes for all the bedrooms except masters). And only after that was it given to the engineers to design the structure, electrical and plumbing. And yet we still had to do some minor revisions (increased roof pitch and increase in floor to beam height). Structurally, its seems illogical on certain parts but what do i know, i’m not an engineer. Hahahaha

    Nakakahiya naman to have another structural engineer inspect another one’s work. I’ll ask for a copy of the structural analysis booklet that was given together with the plans for the permits. I’ll see him anyway when he inspects the structure and i’ll ask him then.

    Fortunately, kahit mabigat, nairaos naman

    Pwede rin jigsaw kung meron ka, butas muna ng drill then continue with jigsaw
    May nabibili rin atang manual na saw na pang ceiling, manipis blade nya

    2. With regards sa rebar steel. pano malalaman kung ang nabili ay standard or sub standard. or kahit sabihin na standard pero un pala hindi.

  • I have to ask pa po sa pagibig. Yun kaseng officemate na nag avail sa pagibig ay 6.5% first three years. Tapos pag consistent payer karaw ay 5.5% after three years. True enough last 2015 up until now same parin rate nya... Il have to double check her facts nalang and inquire.

  • baka may naka-exp na dito netong scenario namin. yung vacant lot namin eh dinaanan ng kawad ng kuryente ng meralco. inner na corner lot yung lote na tinutukoy, mukhang tinamad maglagay dati yung meralco ng additional poste at bigla tinawid dun sa vacant lot yung kawad. plano namin patayuan na ng house yung lot, question is si meralco ba dapat ang mag-ayos ng kawad nila or kami dapat magpalipat ng kawad (that will require additional poste sa tingin ko) pati gumastos?     yung lot nyo ba, nauna nyo nabili bago nadaanan ng wire ng meralco?
    if this is the case, I'm inclined to think na dapat si meralco yung maglipat nyan without you incurring any cost

    meron kasi akong naisip na isang scenario, what if dati isang malaking lote sya under one owner, then anjan na yung wire
    afterwards, na subdivide yung lot and saka nabenta sa inyo, kaya yung wire nagco-cross sa lupa nyo
    in that case, I think kailangan sagutin yan nung owner nung lupa kung saan nakakabit yung wire

    anyway, di ko alam legalities about that, hintay pa tayo ng ibang inputs or visit meralco offices near you
  • lot to ng biyenan ko, nabili na nung umpisa palang nung subdivision, 20+ years ago pa yun so I assume na nauna pa sa poste ng meralco since yung poste eh medyo bago na modelo na. not applicable yung scenario na big lot na na-divide. planning to talk with meralco din, tanong ko lang din kung may same exp ako dito.

    sidewalk and planting strip kasi is part of road lot, technically, hindi yun sa iyo
  • anyway, if you are sure na it is above your property line, I think pwede mo I-escalate sa meralco yan
    sa experience ko, maayos naman silang kausap
  • medyo pasok eh, di lang sa sidewalk / planting strip dumaan. kumbaga pag nagpa-tayo ng house na may 2nd floor, either didikit yung kawad or overlap talaga.

    may mga provisions sa paglalagay ng electrical post, lalo na kung subdivision yan, katangahan at kapabayaan ang ginawa ng electrical company/contractor, ireklamo mo yan at sila ang magaasikaso, pag tinagalan at pinaasa ka pa isumbong mo kay tulfo...
  • Ano po ba mainam na paraan para maalis yung amoy ng pintura? Nag move-in na kame last weekend pero hanggang ngayun amoy pintura pa din kahit iwan bukas ang bintana. Buntis pa naman si misis

    tanda ko rin nung bagong lipat ako before, more than a month ako nagtitiis sa amoy ng pintura
    plano ko pa naman magpapalit ng mga pintuan saka mga cabinets

    di ko pa nasubukan kung totoo, pero parang latex lang yata ang walang amoy
